Soft Story Retrofit



Weinstein construction preforms another soft story retrofit on an apartment complex building in Los Angeles, California in compliance with Ordinance 183893 and Ordinance 184081. The process starts with the permit. Once structural engineering plans are approved by the city, the Tenant Habitability Plan is filed and processed per city requirements. Structural Observations during construction by designated Professional Engineers per city documenting will also occur. To keep the strength of the building while construction is being done, temporary Shoring of Second Story is erected over work area. Trench Shoring and Trench Cover Plates are placed over open trenches. At this time if required,Seismic Gas Shut Off Valves would be installed for each gas meter as well as, Water Heater Straps. Concrete is saw cut in work area and demo of concrete in work area after. Excavation begins and preparations for Pad installation commences. Next, we excavate for the Grade Beam installation. Notch Concrete near existing footings form Grade Beam is installed. We haul and dump broken concrete slab and excavated soil and make sure the area of work is Clean and Secure each day.

Rebar is delivered for Pads and Grade Beam and installed. Then, we Drill dowel holes in existing concrete and install rebar into holes with adhesive, as per engineered plan. At top of pads, anchor bolts are positioned and temporary base plates are installed. A LADBS Inspection is called. Concrete is poured for pads and Non-shrinking material is installed. Offsite fabrication of Structural Steel Frames is delivered to site. Inspection is called again. Truck transported Steel Frame is installed with a Reach Forklift, and Inspection is called. Rebar is Installed for Grade Beams, and a rebar inspection is called. The inspector checks to see if all rebar is installed as per code. Concrete is then poured for Grade Beams. The Steel Frame is then connected to the building Floor Girder. Stucco is opened to install Collector Splices and to install A-35 connectors. Prepped A-35 connector access holes and Collector Splice areas for stucco
Build box. 7/8″ fire rated stucco is prepped for cover and Installed. Soil is then compaction as needed, forming wood for concrete is placed, and the final concrete slab is poured.
